Kinder Dispo
Privacy Policy
1. Scope and Contact
This Privacy Policy explains how Kinder Dispo, LLC, operating as Kinder Dispo ("Kinder Dispo," "we"), collects, obtains, uses, shares, retains and protects personal information in connection with our websites, investor intelligence databases, property records, comparable sales, marketplace listings, accounts and marketing tools. It applies to visitors, subscribers and people whose information appears in our property and investor datasets, whether or not they have an account. Business mailing address: 6555 Old Monroe Rd, Suite D, Indian Trail, NC 28079. Privacy contact and request portal: support@kinderdispo.com / https://kinderdispo.com/privacy-request. Effective date: October 8, 2026.
2. Categories of Information
Depending on your relationship with us, categories may include: (a) identity and business contacts such as name, company, mailing address, email and phone number; (b) property data including situs/mailing address, parcel number, deeds, tax assessments, transfer history, ownership interests, property attributes and public-record documents; (c) investor and business intelligence such as LLC/entity associations, public transaction activity, purchase patterns, classifications and modeled investor indicators; (d) account data, hashed authentication credentials, subscription plan, login, customer-support communications, and billing metadata; (e) customer-uploaded records, listings, photos, descriptions, offers, messages, recipient lists and campaign content; (f) campaign metadata such as sender identities, opt-in evidence supplied by customers, sends, bounces, STOP/unsubscribe events and abuse complaints; and (g) device and internet activity such as IP address, log timestamps, browser/device data, cookie identifiers, pages used and security logs. We do not intentionally collect sensitive personal information, such as Social Security numbers, driver's license numbers, financial account numbers or health information, for our property and investor datasets.
3. Sources of Information
We may collect information from you or your organization; property and transaction participants who upload listings or messages; public government offices and publicly available records; licensed commercial data supplier Kind Skiptracing, Inc; third-party APIs and enrichment services; authentication, analytics, payment and communications providers; and automatic website/app use. Public availability does not eliminate privacy-law obligations. Third-party source quality and permissions vary; we seek contractual rights and appropriate diligence for sources supplied by vendors.
4. Why We Use Information
We use personal information to operate user accounts and subscriptions; authenticate and prevent fraud; compile, link and display property ownership, comp and investor profiles; provide approved subscriber searches and contact information; power user-controlled marketplace listings and offers; transmit user-directed SMS/email marketing where legally permitted; record opt-outs and suppression; provide customer service; process payments; secure and debug systems; analyze usage and improve products; enforce terms; protect legal rights; and satisfy legal obligations. We may generate inferences from records such as investor activity indicators and similarity matches. We do not represent such inferences as guarantees of financial condition or future purchases. We do not use Customer Content, such as private uploads, contact lists, messages or notes, to train artificial intelligence models made available to other customers unless the customer agrees.
5. Disclosure to Subscribers and Other Recipients
A central function of Kinder Dispo is providing paid subscribers with data concerning property ownership and real estate investors, which can include names, mailing addresses, associated entities, transaction histories, phone numbers and email addresses. Subscribers may view, search such data, subject to contractual and legal restrictions. When a user posts a property listing or submits an offer or message, the selected content may be disclosed to marketplace users and recipients according to feature settings. We also disclose appropriate information to hosting/security companies, processors, analytics vendors, payment companies, communication delivery providers, professional advisers, affiliated companies, government authorities when legally required, and business successors in a lawful transaction. Not every disclosure is to a service provider. Making contact and investor data available to subscribers may constitute a "sale" or "sharing" of personal information under some state privacy laws, and we treat it that way where those laws apply.
6. Sales, Sharing and Advertising Choices
Depending on applicable law, making property-owner and investor contact details available to paying customers may be considered selling personal information, even when no individual record is separately priced. Users and nonusers may have rights to opt out of certain sales or sharing and to limit specified uses of sensitive data. Where required, Kinder Dispo will provide a "Do Not Sell or Share My Personal Information" method at https://kinderdispo.com/opt-out, honor valid opt-out preference signals when applicable, and cease covered disclosures subject to lawful exemptions. We do not knowingly sell or share the personal information of individuals under 16 without any legally required authorization.
7. Cookies and Online Analytics
We will use strictly necessary cookies or similar technology for sign-in, security and preferences and, if implemented, analytics or advertising technologies. Nonessential analytics, targeted-advertising cookies, tracking pixels and cross-context ad sharing must be accurately listed in an operational cookie notice and controlled where legally required. Browser cookie settings may limit some functionality. If required by law, we will recognize applicable universal opt-out mechanisms.
8. Communications and Campaign Information
Kinder Dispo may send service emails about accounts, payments, security and support; optional company marketing is subject to required opt-outs. Separately, subscribers may use Kinder Dispo tools to send SMS, email or other communications. Kinder Dispo provides the platform and data only; it does not choose recipients, write content or initiate subscriber communications. Each subscriber is the sender of its communications and is solely responsible for them, including choosing recipients, obtaining and documenting any required consent, honoring opt-outs and do-not-call and suppression lists, and complying with all applicable laws (including the TCPA, CAN-SPAM Act and state telemarketing laws) and carrier rules. Data made available through the platform is provided as-is, and its availability does not mean that any person has consented to be contacted. We may process contact lists, messages, opt-in evidence, delivery logs and revocation events to carry out and secure the service. Recipient opt-outs may be stored as suppression data to prevent renewed contact.
Mobile Information. Mobile telephone numbers, SMS opt-in data and consent records collected for Kinder Dispo's own text messaging program, or uploaded by subscribers as opted-in recipient lists, are not sold, shared with or disclosed to third parties or affiliates for their marketing or promotional purposes, and are not added to our property or investor intelligence databases. This does not prevent disclosure to service providers that deliver messages for us or disclosure required by law.
9. Customer-Controlled Information
For information users upload solely to operate their own campaigns, deal management, or private notes, Kinder Dispo may function as a service provider/processor for some purposes and as an independent business/controller for security, billing, abuse prevention and legal obligations. Applicable contractual data processing terms and product configuration will determine the roles in each context. Private uploads such as contact lists, campaign recipient lists, deal-management records and notes are not added to our commercial intelligence database or made available to other subscribers. Public marketplace listings are visible to users according to listing settings.
10. Retention
We retain personal information only as reasonably necessary for the purposes described, consistent with applicable law, contractual requirements, source agreements and security needs. Periods vary by category: account and profile information for the life of the account plus [3] years; customer uploads, listings and campaign content for the life of the account plus [90] days; billing and payment records for [7] years; public-record and intelligence data for as long as the record remains in our public or licensed sources, refreshed at least every [12] months, unless deleted or suppressed sooner in response to a valid request; campaign logs and consent records for [5] years after the last message sent; suppression and opt-out records indefinitely, so opt-outs continue to be honored; device, cookie and analytics data for up to [13] months; and security logs for [12] months, or longer if needed for an active investigation. Backup copies are overwritten within [35] days, and we may keep information longer where required by law or a legal hold.
11. Security
We use administrative, technical and physical security measures reasonably designed to safeguard information, including access controls, logging and vendor review as appropriate to service risk. No internet-based service is entirely secure. Customers must secure credentials, restrict exports, and safeguard downloaded personal information. We investigate suspected incidents and provide required notices under applicable law.
12. Privacy Rights
Subject to where you reside and applicable exceptions, you may have rights to know or access categories and specific pieces of information, correct inaccuracies, delete information, obtain portable copies, opt out of sale/sharing or targeted advertising, limit certain sensitive uses, withdraw consent, appeal a refusal, and avoid unlawful discrimination for exercising rights. Requests may be submitted at https://kinderdispo.com/privacy-request or support@kinderdispo.com. We will verify requests using information reasonably necessary to prevent unauthorized disclosure and respond within applicable statutory deadlines, including any lawful extensions. Authorized agents may submit where permitted and supported by verification. For a correction request, we may need supporting evidence, especially where information originates from government records. If a record cannot be altered at its government source, we will evaluate suppression or annotations where appropriate and lawful. If your information appears in our property or investor data and you do not have an account, you can request deletion or correction at https://kinderdispo.com/privacy-request, or opt out of sale or sharing at https://kinderdispo.com/opt-out, without creating an account.
13. California Residents and Data Broker Notice
California residents may have rights under the CCPA/CPRA and data-broker laws where those laws apply to us. Our affiliate company Kind Skiptracing, Inc, which supplies contact data used in our services, is registered as a data broker with the California Privacy Protection Agency. Deletion requests submitted through California's Delete Request and Opt-Out Platform (DROP), or to [Kind Skiptracing, LLC] directly, are applied to the data we receive from it, and we remove those records from our services within [45] days. California residents may also submit requests directly to us, subject to applicable exceptions. California privacy notices must accurately identify categories collected/sold/shared, purposes, recipients, retention criteria and rights and, when required, provide a "Notice at Collection" and methods to opt out.
14. Other U.S. State Privacy Rights
Residents of other U.S. states may have rights under their applicable privacy statutes. We will assess thresholds and provide required rights, opt-outs, appeal processes and disclosures for jurisdictions where those laws apply. Data available from public records may be exempt from some statutory definitions but not from every law or contractual restriction. Contact support@kinderdispo.com for an applicable rights request.
15. Children
Kinder Dispo is a business-oriented service not directed to children under 18. We do not knowingly solicit account information from children. We will address verified requests involving minors consistent with applicable law.
17. Third-Party Links and Providers
The service may link to property records, third-party services and independently operated websites. Their policies govern their own handling of information. Payment processors and communications platforms may be independent controllers or service providers depending on the activity and agreements. We recommend reviewing their notices.
18. Policy Updates
We may change this Policy as practices or law change. We will update the effective date and provide additional advance notice or obtain consent where required for material changes. Changes do not eliminate existing legal rights.
